So, you designed your new build or extension in Essex. Your local Essex Building Control have advised the need for piling and also mentioned the need for anti-heave precautions.

What are anti-heave precautions for my project in Essex?


The ground conditions in Essex often comprise of materials, such as clay, which shrink and swell as a result of temperature and moisture (water) content varying over time.


If no precautions are incorporated into your project the foundations could be damaged and potentially fail as the ground expands and contracts, a process known as heave.


An anti-heave product is a barrier installed between the ground and the pile, beam or raft foundation to create a void or cushion which allows the ground movement not to affect the foundation.


When are anti-heave precautions required?


Sometimes the anti-heave precautions are not needed, this will be Building Control’s decision not yours or ours.
