Developed as a new build scheme, the project required a robust foundation solution capable of supporting the proposed structure while maintaining efficiency on programme. In the absence of a site-specific ground investigation at tender stage, ground conditions were assessed using publicly available geological data.
SFA Open Bore piling was selected as the primary installation method, offering a controlled and efficient solution for the anticipated ground conditions. Provision was also made for potential grouted piling should ground strata require an alternative approach. Anti-heave precautions were considered within the foundation strategy, ensuring adaptability to site-specific requirements.
The 250mm thick reinforced concrete raft was designed to distribute structural loads evenly across the pile network, creating an integrated and stable foundation platform.

About the Project
Capital Piling was appointed to deliver a piled foundation solution for a new build residential development at Honey Lane, Waltham Abbey.
The works comprised the installation of 19 No. 300mm diameter SFA Open Bore piles together with the construction of an 80m² reinforced concrete raft slab, forming a complete structural foundation system.
The package included full pile design and reinforced concrete raft design, ensuring compliance with structural requirements and Building Control standards.
Project Summary
Delivered in January 2025, this project involved the installation of 300mm diameter SFA Open Bore piles to an average depth of approximately 6 metres, followed by the construction of an 80m², 250mm thick reinforced concrete raft slab. From engineering design through to installation, Capital Piling provided a coordinated foundation package tailored to the needs of a new build residential development in Waltham Abbey.
